From inception, Bluehaven has engaged international urban planning leaders in creating the development vision. Committed to this vision, great research has been placed to create a community with integrity.

This unique planning delivered progressive urban design outcomes advocated by local and national Smart Growth and Urban Strategies.The project will set a benchmark within the New Zealand urban planning sector.

A focus on enhancing the quality of life for residents not only now but in the future has been paramount in the creation of this neighbourhood. From studies on obesity, to environmental considerations the project has applied simple principles which simply put, makes living everyday easier.

The projects architectural vision involved an extensive study to acknowledge the authentic essence of the regions coastal placement. Developed to ensure a continued regional building tradition is embraced. the relaxed style of the area, building materials and natural elements were applied to inspire an Architectural Guideline code. This will contribute to giving excelsa Village the neighbourhood cohesion and strong sense of place that characterises the charm of classic kiwi living.

design philosophy

A sense of place. Excelsa Village will be a unique urban neighbourhood with a strong sense of community and a distinct character. An identifiable local architecture has been created which connects the different built forms within the development.

A sense of purpose. Excelsa Village will be a celebration of village life, in which the streets are walkable and a sense of community is promoted.

A sense of community. The design will provide opportunities for people to interact and share their experience. The development will contain spaces and physical structures which enrich the rituals of everyday living.

A sense of integrity. Excelsa Village will be an extension of the coastal heritage of Papamoa and Mount Maunganui. Meaningful and creative aspects of the local community will inspire the design. The development aims to be permanent and timeless.

Bluehaven have committed to founding developments in New Zealand to fully embrace the principles of new urbanism. This unique focus on urban planning combines traditional neighbourhood values, treasured from the past, with the very best planning for the future.

excelsa master plan

Excelsa Village comprises of approximately eight hectares. designed to comprise residential homes, apartments, commercial, retail activities and local park.

Based on traditional neighbourhood design (TND) the principles foster social interaction and connectivity along with health and well being. It has become expected that homes in intimate and highly planned neighbourhoods are fetching a premium over that of conventional suburban subdivisions. International research shows that demand is higher for new urbanism communities over that of neighbouring subdivisions.
